After 9 years of living in this lovely property in this great area we have decided to move on. We have enjoyed our 9 years living on Crete. We have seen many famous Minoan, Greek and Roman historic sites, we have walked many beautiful and spectacular gorges, we have spent many lazy days on some fantastic beaches, we have travelled around some amazing scenery, climbed the highest peaks and visited many unspoilt Cretan villages. We have enjoyed delicious meals in many traditional tavernas, and have done much more besides. We will take away many cherished memories of this wonderful island.

The pool area has wide tiled terraces

We engaged an architect to design the property so that it blended into the slope of the plot. The result was one that looks like a bungalow from the front and a two-storey building from the rear that faces the sea. We also had a roof terrace included that provides 360 degree views all around, giving excellent views of the White Mountains and spectacular views down into the valley and towards the sea and the Akrotiri peninsular that is only 10km away. The property is fully insulated for all year round living and has lots of power points.

The pool area has wide tiled terraces facing out to sea. The pool dimensions are 5.5m x 3.5m giving a surface area of 19.25m2. There are two depths, 2.0m and 0.9m, and there are two pool lights for use in the evenings/nights. The pool is from Astralpool and uses an oversized sand filter system that keeps the water clear. It is more hygienic than an overflow system that has grills and run-off channels that collect grime and bacteria. The filter and pumping equipment are located in a large pool room that is also used for storage of garden equipment and other items.

The plot is split into two halves

The plot of 4000m2 is located 600m down a quiet track, not far from the 24/7 Health Centre of Vamos, and has a gentle slope before the land the other side drops down steeply into the valley below. The valley is classed as 'forestry' which means there will be no future building possible in front of the plot to destroy the excellent views towards Souda Bay. The plot is split into two halves. The first half consists of an olive grove of twelve productive olive trees with some other types of tree as well. The second half of the plot consists of the 200m2 property on two levels, two productive vegetable plots, flower beds and paths, and a thirteenth productive olive tree. The 13 olive trees together produce between 100-150 litres of extra virgin olive oil when cold pressed at one of the local olive presses.

We bought the plot for its excellent location, being elevated at 200m it has wonderful unobstructed views of Souda Bay in one direction and across to the White Mountains in the other. These mountains are very picturesque when they are snow-covered through the first half of the year.

The property's flexible design, being only 37km/45 minutes drive from Chania airport and 118km/1 hr 45 minutes drive from Heraklion airport, gives it significant rental potential, or with the addition of another door downstairs converting one of the large bedrooms and its en suite into a self-contained apartment.

Imagine that it's a warm day in August. You've had a dip in the pool to cool down and now you are relaxing on the veranda, with a cool drink, before driving to a taverna for evening dinner with friends.

You enter the front door into the top floor of the property. There is a large open plan lounge/dining/kitchen area with high wooden ceilings and a ceiling fan. The Italian kitchen is fully-fitted with a tiled splashback all along the work tops.

It's easy to keep clean and there's plenty of cupboard space.

A sofa divides the kitchen area from the lounge area (but you might have better ideas for the arrangement). If you like parties there's plenty of room for guests and they will naturally spill out onto the veranda because the views are stunning.

The double glass doors to the three bedrooms downstairs and the lounge upstairs have electric shutters. All doors and windows are fitted with mosquito screens.

As with most Greek houses, the floors are tiled, making them super-easy to keep clean. Some people like to use throw-rugs or carpets in winter but store them away for most of the year.

This is the upper floor - the "ground floor" with entrance door into the kitchen/lounge. Above is the roof terrace, providing even more space, which is accessed by outside stairs from the veranda.

Below is the "bedroom" floor that has 3 bedrooms with windows facing out towards the bay.

On this same "ground" floor there is a fourth large double bedroom with its own en suite shower room and balcony. We have chosen to use this as a dining room instead, since there are three more large bedrooms downstairs. It has been used occasionally as a bedroom when we have had a group of visitors. There is also a small cloakroom on this floor.

The lower floor consists of a large open hall area off which are three large double bedrooms, each with its own en suite shower room, one of which also has a bath. All three bedrooms have two sliding glass doors that lead out onto tiled areas that face the sea. There is also a utility room that houses the central heating boiler and washing machine.

A window and glass door lead to a light well that allows light to flood down into the hall area. The hall area is a useful space that provides a quiet work/relaxation area and even room for a bed if more accommodation is ever needed.

The four bedrooms have lots of built-in drawers, wardrobe hanging space and storage cupboards.

The gardens are located around the property

The gardens are located around this Cretan property. The two productive vegetable plots are located at the bottom of the plot and have good soil, something not often found on Crete which tends to be generally rather rocky.

Heating is provided by three systems. The first system is a modern Scandinavian SCAN 45 wood burner in the lounge. This is used most of the time in the cooler months when required. This has a secondary burn with a self-cleaning front window and is very efficient.

The second system of heating is an oil-fired central heating boiler in the utility room that supplies 12 radiators around the property. The 1000 litre oil tank is outside.

The third system of heating is via the five air-conditioning units mounted in each bedroom and the lounge. These are cooling/heating units and are very thermally efficient. All these system can be used in combination if required.

Hot water is provided by two oversized solar heating panels and a 200 litre storage tank with an immersion heater (for use on very cloudy, winter days, when you don't really need the central heating on but you want piping-hot water).

the Vamos area

We came to the Vamos area because it had everything we wanted. It is a medium-sized working village that retains its lively Cretan character throughout the year. It has two minimarkets, a number of kafenions and tavernas, some other useful shops and most importantly of all, a large health centre that is open with doctors 24 hours a day and is only 1km away.

The safe sandy beaches and resorts of Almyrida, Kalyves, Kera and Georgioupolis are only 4km, 5km, 8km and 10km away, and the foothills of the White Mountains are only 10km away. Two of the major shopping towns, Chania and Rethymnon, are 20km and 25km away respectively.

There are lots of nice country walks to be had in the surrounding landscape. I happen to have written the three books of country walks in the Apokoronas area which can be found on Amazon.

The Apokoronas area and the Chania prefecture in general, where Vamos is located, is green and temperate compared to the south and east of the island. Those areas can be very hot and dry for long periods through the summer months..

You can sit and watch the aeroplanes landing at Chania airport on the peninsula across the bay (several kilometres distant).

The villa is centrally placed in the Apokoronas District between the main villages of Armeni, Douliana, Drapanos, Fres, Gavalahori, Kalamitis, Kalyves, Kambia, Kefalas, Kokkino Horio, Plaka, Tsivaras, Vryses and many other villages besides.

Georgioupoli, the very popular fishing village and seaside resort, is only 20 minutes drive, with Kavros resort and the famous Kournas Lake, both just ten minutes more. Rethymno town can be reached in 40 minutes and Chania town in 35 minutes.

Technical Stuff

The property has two water supplies: town water for domestic use and agricultural water for the garden and pool. There are eight outside taps around the plot and four automatic irrigation systems.

Electricity supply is 220V 50Hz three-phase and there are two distribution boards, one upstairs and one downstairs

The property has been fully legalised. There is also a 8' x 6' wooden shed whose size has also been legalised and can therefore be reconstructed as a more permanent building in the future.

The house is approximately 45 minutes drive from Chania airport.

Vamos - a traditional Cretan town - (5 minutes drive away) has shops, supermarket, cafés and tavernas as well as the municipal office (for water bills, etc.)

There is an Arabsat free-satellite dish

There is an Arabsat free-satellite dish and receiver, and Greek terrestrial TV at the property, also an OTE telephone line that provides telephone calls and WiFi for computers and laptops.
